Alabang Zapote Road Las Pinas Area near Alabang congested area or big room for real estate market?


Alabang Zapote Road Area is not for Makati workers due to heavy traffic situation during rush hours (well do you know a Business District that is not experiencing heavy traffic?) well on this note Alabang zapote road is known that is why I simply don’t recommend Makati people buying in las pinas area.

Nevertheless, facts show that because area is full of businesses especially going towards alabang, SM southmall, newly Eurotel hotel, banks along like Banco de Oro, Metro Banks.

Alabang Zapote also passes through Alabang Madrigal business center, Northgate business center where advent new high rise condominiums and international businesses continuously grow. That aggrevates  the congestion and heavy traffic within alabang zapote road.

With this there's an increasing business demand office rentals and it continuously grow. Despite the high demand in office condominiums in the area, for residential it is still inevitable that people will still choose townhouses relative to condominiumn especially if it it’s just 5-10 mins away to alabang coming from alabang zapote road or nearby area.

Alabang Zapote Road area is still the best place to live in when you have job or business in the alabang business center. Despite the traffic which is only during rush hours but still you are in the vicinity. I remember my mentor Larry Gamboa who is always an 1 hour ahead to arrive in every meeting because he says he wants to avoid the rush because of traffic. If we will have all this mentality to arrive early then traffic situation within metro manila will just be fine with you.

Now in Las Pinas area, Room for real estate market? Yes there’s a lot specially for townhouses you can anytime divert condominium buyers if the townhouse you are offering is just 5-10mins away from these business districts.

Price Constraint? You will be surprised that still the prices in this area is relatively low versus the residential near commercial areas in other cities in metro manila.

So if you are working from Alabang or do business in alabang why not try search for townhouses in near alabang zapote road.

Dealing with Real Estate Brokers and Agents when it comes to commissions

I've been doing the real estate business in full time for  more than a year now. I've  done small and big deals in the real estate. When i deal with my clients i make sure before i get everything when it comes to commissions or profit share im already done with my tasks.

If the the situation says  that i will be the one to transfer the title-  i make sure i already deliver the title under the buyer's name before i get the final commission. sometimes i get 50% or 70% of the commission first then upon delivering the title to the buyer i get the full payment.

Sometimes, the seller just want a copy of the capital gains tax receipt before they release your full payment. Real Estate brokers and agents don't get mad when your co-broker or the seller asks you to give them first the copy of the capital gains receipt before they give your full commission. This is to ensure that the seller is free from future problems with the BIR pertaining to the sale of the property. 

By this way you will earn the trust of your seller or whoever you are dealing with.

Comparing this terms with the developers project, there are developers who give the staggered payment of the commission depending on the completion of the down payment of the buyer and completion of the submitted documents.

Our job does not end in the full payment or full downpayment  of the buyer but on the completion of the required documents relative to the transferring of ownership.

Ok, you may say that you're not the one incharge of transferring but at least get updates or get in touch up to the end of the transfer.

Becoming a broker/agentrequires documentary works and not just spit as other people say that our capital is just a spit. I dont believe in that. Our capital is our Credibility that we are not just here for the money but to really serve them well because that is the time you will fulfillment in every deal comes in.

Dont Just Be There for the Money, Be there to truly serve and that is upon the completion of all the documentary works.

Inspiration from Real Estate Buyer and Real Estate Seller

Today I had a meeting with two wonderful people. My malate property buyer and seller.

Malate Property Buyer

He is a successful businessman for twenty years in his niche business. What's so inspiring with him is that he did not even take college course. He just finished secondary school. When i asked him if he took courses on how to run the business .. he said "not at all" purely by experience and maybe some question and answer from the elders.

Moreover, his workers are with him for like 18 years .. wow! that's wonderful. Meaning he managed his employees well that's why he was able to get the trust of his employees. As well as he managed to become a Giant in his industry. Now he already achieved so much in his business trying to expand through other business, im so blessed to be part of it- in real estate business.

Malate Property Seller

She is a very humble and helpful woman. They acquired their properties by providence and proclamation of their desired property. For example, the building where they hold their office. Before they just pass by to the lot and proclaim that it will be owned by them. Indeed in 1983 when people are in chaos and all are going out of the country because of  Ninoy's death. That property was sold by the seller who wanted to left the country immediately. so they bought the property at a very cheap price.

The property that was sold was their ancestral house in malate. She is liquidating their properties to help the poor in Isabela where she came from and help her sons uplift their well being.

Moreover, I've already sold her 3 properties in less than 10 months. Now, she trusts me to sell all properties that she wanted to liquidate becoming her exclusive broker. :-)

These two people are very inspiring. Their achievements and goals nourish  my social responsibility to help others and the thought of becoming wealthy is not equated to the degree of education but by actual experience.


What is it for me?

I really love my work. Aside from the earnings, i've got to learn a lot of things through the experiences shared by the buyers and sellers of real estate properties. I love to listen to their stories of how they achieve their wealth and giving back to the poor and employees. Their experiences help me make sound future plans.

Sales Strategy: Closed a Sale in 7 days

I made a mistake in my previous statement that im working on big ticket real estate deal and will close on March 22 - I closed it March 12, 10 days earlier than what i thought.

My client is leaving on March 16 and will be back on March 21 and he said that he'll make a down payment on March 22. However, maybe because of my excellent sales strategy gave him a sense of urgency to give the earnest money the soonest.

Sales Strategy

I've learned this from the Zig Ziglar book " Secrets of Closing the Sale". Dont you dare try to close a deal without showing or making the client understood the value of the property. Once you've done this then try to close the deal - if i may add to this try to close the deal with sense of urgency.

In the law of supply and demand in the perfect market (thank you engr cruz for reminding me of this theory)  if there's a lot of supply  of the commodity in the market with the same demand the price goes down and if the supply is less with the same demand the prices goes up.

In our case the supply is the commercial property in ma. orosa st. malate and there's no other property  in that area is being sold at the price we are offering therefore our supply is only 1 commercial property. The case is this, the property has not been published for sale and it was the only time the seller decided to sell the property when i told him i have a client who is looking for the property.So it was 1st hand decision that the buyer gets the opportunity to see the commercial property being sold for the 1st time and if he did not make any move to hold the property, we will publish the property in the newspaper that it is being for sale and inquiries will come, offers will come, the probability that the buyer will get it from the seller will be lower.

The buyer knows that he cant hold on to the property by just words that he'll buy it he should make down payment at the soonest. 

This is how fast the deal was done:

March 6 - visited the property and made an offer
March 8-  i met the seller to formally give the offer; get all the documents
March 9-  gave the copy of titles, lot plan and others to the buyer and computation of payments
March 10-11 - buyer made his personal verification
March 12- down payment

I closed the sale in seven (7) days.

I look forward to closing more big tickets. Make a sale turnover faster than i think.

Yes this is my first entry this 2010 it is because i spent time planning and working to be on top this 2010.For the past months below were the things that i have done..

January 29 had again a wedding coordinator job for my real estate mentor and partner Eden April Alemania

Feb 1-20 payback time to an old company where i worked for 4 years as Sr. Marketing. I worked there for 20 days for the valentine season as you may know they are the biggest supplier/producer of roses here in the Philippines www.islandrose.net that's their website
 
March- Im just simply back to my real estate job.  Working on big tickets... and will close on March 22.

In those past months i have learned a lot in my deals... im close to my targets... see you on top this year of 2010
