How Much Do I need to pay in Realty Tax
1. AMOUNT OF REALTY TAX (Basic)
In provinces- not exceeding of 1% of the assessed value ((check on your tax declaration you can see the assessed value)
In cities of municipalities- not exceeding 2% of the assesed value
Special Levies (special taxes imposed to a real estate properties)
1. Special Education Fund Tax (SEF)- a special levy of 1% of the assessed value
2. On Idle Lands- A province of city or a munnicipality within the Metropolitan Manila area may levy and annual tax on idle lands at that rate not exceeding 5% of the assessed value.
What are the real estate properties considered idle lands?
a. Agricultural Lands, more than 1 hectare in area, suitable for cultivation, dairying, inland fishery and other agricultural uses one-half (1/2) of which remailn unclutivated or unimproved by the owner or the owners thereof.
b. Agricultural lands planter to permanent or perennial crops with at least fifty (50) tress to a hectare-50 trees:1hectare shall not be considered idle lands, including lands actually used for grazing purposes.
c.Lands, other than agricultural more than 1,000 sqm in area, one half (1/2) of which remain unutilized or unimproved by the owner of owners thereof.
Regardless, of land area, residential lots in subdivisions duly approved by proper authorities , the ownership of which has been transferred to individual oweners, who sahll be liable for the additional tax: Provided, however, that individual lots of such subdivisions, the ownership of which has not been transferred to the buyer shall be considered as part of the subdivision, an shall be subject to the additional tax payable by subdivision owner or operator (Sec 237 of LGC)
3. The Special Levy on idle lands does not apply to tha landowners who are unable to improve, utilize or cultivate their landds due to any of the following causes:
a. Adverse peace and order condition in the place where the land is situated.
b.Financial losses of the owner due to fire,flood, typhoon,earthquake, and other causes of similar nature;
c.Unfavorable physical factores such as rocky nature of the ground or uneven topography in the use of agricultural land which render the land unsuitable for cultivation.
4. Special Levy by Local Government Units- On lands comprised within its territorial jurisdiction specially benefited by public works projects or improvements funded by the local government unit: provided the special levy shall not exceed sixty percent (60%) of the actual cost of such projects and improvement including the costs of acquiring land and such other real property, provided special levy, shall not apply to lands exempt from basic real property tax and the remainder of the land portions of which have been donated to the local government unit concerned for the construction of such projects. (Number of annual installment to pay the special levy, not less than 5 years or more than 10 years (SEc 240,241 LGC)
Exemptions from Real Property Tax
1. Real property owned by the Republic of the Philippines or any of its political subdivision except when the beneficial use thereof has been granted to taxable person;
2. Charitable institutions, churches, parsonages, convents appurtenant thereto,mosques, and all lands, buildings, and improvements actually, directly and exclusively used for charitable religious, or educational purposes;
3. Non-profit or religious cemeteries or burial grounds;
4. Machineries and equipment that are actually, directly, and exclusively used by local water district and government owned or controlled corporations engaged in the supply of water and/or generation of electric power;
5. All real property owned by duly registered cooperatives as provided for under RA No 6938 and
6. Machineries and equipment used for pollution control and environmental protection

Dolf De Ross posted in his book Real Estate Riches the contrasting points in real estate and stocks .He showed that the property is not just as good as other investments, not just a little better but hundred times better than the other investments. Why?
For example you have a 200 thousand pesos and just for the sake of simplicity let’s ignore the brokers fees and commissions. With your money you exactly can buy 200 thousand pesos worth of stocks (where in you become a part owner of a company through buying some of their share). Though that you can also buy stocks in margin (ei below the required investment but getting the same rate of return but with very limited number of stocks and if the of stocks go down in value, investments houses make a “margin call” that means you need to pay add a portion of the plummeted value. The fact here, is that in stock market you need to pay the entire purchase price in CASH. Thus, nearly to say 200 thousand pesos will buy you exactly 200 thousand pesos worth of stock.
Now here’s the gems in real estate, you can actually buy a 800 thousand worth of property from your 200 thousand pesos by taking out 75% mortgage. Also, You can buy a 1 million pesos worth of properties buy taking out the 80 percent mortgage. Right?
At first we’ll think that buying a million worth of property it’s beyond our financial capacity limits, not in our comfort zone others may say. This maybe because of the interest rates from the bank or don’t have enough cash to pay the full purchase price. But here’s a fact beyond buying a million worth property using your 200 thousand pesos, you would have and ASSET worth of a million that would generate a RENTAL income for you and let that income work in paying mortgage at the bank or pag ibig. Right?—so thus you’re creating more of your wealth from your 200 thousand.
Now going back to the with stocks, you basically have to invest the entire purchase price (ei 200 thousand pesos for 200 thousand worth of stocks) but when you buy a property you generally let financing institutions help you that offers to lend you money to a secure investment -real estate, you can actually have more or less a million worth of ASSET from your 200 thousand pesos. Moreover, you are getting a very low risk investment. To simply see the table below:

Pag Ibig HOusing Loan: Easy Steps
Steps on how to apply for a Pag-IBIG housing loan for retail financing: http://www.pagibigfund.gov.ph/sp_retail.htm
- Attend a loan counseling session at the Pag-IBIG office and accomplish a Preliminary Loan Counseling Questionnaire, Housing Loan Application (HLA) and Membership Status Verification Slip (MSVS). If eligible secure checklist of requirements (requirements would depend on the loan purpose)
- Submit HLA with complete requirements. Pay the processing fee of P1,000 (non-refundable)
- Receive Notice of Loan Approval/Letter of Guaranty and sig loan documents.
- Proceed to the BIR and present Deed of Absolute Sale (DOAS) between the owner of the property and applicant for payment of documentary stamps and capital gains tax.
- Proceed to Registry of Deeds for payment of transfer tax and registration fees for the transfer of the title.
- Proceed to Notary Public for notarization of Loan Mortgage Agreement (LMA) and annotation of mortgage with the Registry of Deeds and to Assessor’s Office to secure new tax declaration in the name of the applicant.
- Secure Occupancy Permit from the Local Government Unit Engineering Office when the loan is for any of the following purposes: Purchase of new Residential Unit (PRU), Purchase of Lot and Construction of a Residential Unit thereon or for House Construction only.
- Submit the following documents to Pag-IBIG:
• Original Transfer Certificate of Title (OTC) in the name of the applicant with annotated mortgage
• DPAS with original RD stamp
• New Tax Declaration in the name of the applicant
• Updated Real Estate Tax Receipt (for house and lot, if applicable)
• Occupancy Permit (if applicable)
• Assignment of Loan Proceeds (it could be to the buyer or to the seller) - Release of loan proceeds in 3-5 days upon completion
- Start of monthly amortization is the following month immediately following the loan take-out/final loan release

This week i recieved two referred clients. An urgent need to buy metro manila condominiums because they were flooded during the typhoon Ondoy.
Flooding areas in metro manila are getting wider wider in coverage because of human negligence in taking care of our environment. But where in the flooded area in Metro Manila would you suggests people to buy?
If the buyer still wants to live in the city suggests consider living in condominium. 2-3 bedroom condominium fits small family while newly wed couple best fits in studio unit condomium.
On the hand if the family is extended consider offering unflooded area in cavite like molino dasmarinas, and laguna areas. Old people best fits here because in these areas you can still breath air with morning dews. This area also fits for people working in makati pasay and alabang . Transportation access in cavite is now few minutes away from your home with straight drive to makati alabang or pasay.
Expect 15-20% increase in sale of real estate properties for condominiums in Metro Manila. While House and Lots in the areas of Cavite and Laguna

Real Estate Broker Credibility Test Story
Friday i had an instant client tripping in alfonso cavite-metro tagaytay area. I said instant because we were not supposed to go there in alfonso but in calaca. Because of the bad weather, my client asked me to show property near tagaytay and i call my friend immediately and asked if there's any and fortunately their neighbor who is also an agent told her that he has good property for sale.
So there we went to the property (without me inspecting the documents yet, but not to waste time because we were already there in tagaytay i showed to her the property being told). Fortunately, the property was very nice in location and planted with different fruit bearing trees, cacao, pepper and others it's 15 minutes straight way path from tagaytay-nasugbo national highway. Offer price was 600 per sqm relativelu cheaper with content and area of the property... other property there is being sold 800-1500 per sqm . So i told the buyer it's really cheap.
The following day, the buyer called me and asked me if the documents of that said property is ok... unfortunately i told her that i cant tell it yet not until i scrutinized and checked the documents by my self on Monday. She said that if i tell it so that the document is ok she will put in 1 million cash down payment immediately wow!!! (cash in! cash in!)
Happy as i am, i went to alfonso with to check the property documents and meet the owners. To my surprise.. the property is named/titled to the late father of the sellers. My jaw dropped because i know we'll be working on a very high expenses to make sure the documents are legally transferred to sons and daughter of the late property owner. But the sellers (daughter and sons) suggest that we would just forged their father's signature anyway it's their father and no other people would claim to the property and told me that is the "norm" there in their area ...
it's their norm but not my norm . I told them that im sorry i cannot go enter into contract with these documents not unless you will settle every thing in legal way. Im a licensed broker and i dont want to put my name in that contract knowing that it's not legally transferred, that's all end of conversation. At that moment i know im loosing "cash in!" but i know i will earn double or tripple in God's time.
The only solution to that is to have extra judicial settlement of all properties left by their father and that would cost them alot... that's the only time i can offer to sell their property.
It's good that i saw one of the city councilors who is also a good friend of mine in nearby city and asked it she is selling a property near tagaytay- wallah! there's one though a higher amount but worth much more than we initially offer. Now i just have to pray that the buyer will also like that property which i think she WILL.
Lessons:
1. NEVER show property to your client without you scrutinizing the documents of the property.
2. When you know that your credibility- obviously is being test immediately turn it down with all your heart- follow the narrow gate remember? because it is the gate to heaven.
3. Always have an alternative property to show and that alternative property, documents has already been checked.

Tayuman, Sta. Cruz, Manila Traffic of People
Tayuman manila is a place known in selling catholic sculptured statues, as you pass along the streets you can see a very busy street. The balikbayan couple commented that it's just the same place where they used to pass by before and new buildings were built but there are more people around the area.
There's LRT station Tayuman which makes the place more accessible to people. Landmarks in the area are University of Sto. Thomas, SM San Lazaro, Department of Health which makes the place busy. Any street we go in has small businesses in that small area. Mixed community are in there.
The place we went to is just across the Tayuman LRT station where jeepney passes 24x7. It's a 800 sqm lot along the busy road of Tayuman. Ideally it's best for development of new townhouses, a supermarket, children school.
To top it all Traffic of People in Tayuman grows bigger as the years go by relative to the increase in countries population. Just another highly commericialized area in Manila which is a best place to invest your money into.

Investing in new offerings of a well established developer is another option in real estate investing. 2015 BIG DREAMS
Yes i know how it works, but i dont have much experience of how it works. Therefore i need persons behind me to jumpstart my goals.
Ok here's my goal in 2015 this is coming very soon:
1. Happy Homes Realty Inc. - Already Incorporated. Opened rooms for my business to developed multi million real estate projects focusing to giving people affordable homes for them to achieve their dream of having their own house. Just like me having our own small townhouse here in Cavite is my long time dream to have a house to call our own.
2. Happy Homes Foundation- my own educational foundation helping people to send poor children to school especially my relatives because as you may know i have relatives who really cant afford to go to school that is why they have to work early even without finishing their high school.
3. Holyland Pilgrimage - im not talking to my and hubby only but my entire family going to Holyland to visit the place where Jesus used to be... and also bring other people there at their very affordable cost.
4. For our Parents (my hubby and I) - ok my parent's first, already have their own farmlot somewhere in south and doing livestock business and other farming business and roaming around the Philippines for vacation. Which i think would be possible because i already have a small lot somewhere near Tagaytay. While my mother in law, already have visited back and forth her sisters in canada and made the property in pateros a resort type residential condo
units.
5. How about my brother and brother in law? - well my brother is a part owner of my Happy Homes Realty specifically helping me in operations while my brother in law has now own a big auditing firm with his own apartments in Pateros
5. Have given BIG AMOUNT to He Cares Foundation, BIG AMOUNT to Anawim, BIG AMOUNT to Pag asa ng Pamilya
How's that? That's why i have to jump as high as i can to be able to do these. I have already written this at the of my bible, when Brother Bo told us to write our Dreams and Read it Every Day, so as i read the Bible daily. I liftt up my BIG DREAMS to God.
These are the reasons why i need to be a franchisee and have someone catapult me on top and to the peak.
Funny it may seem to others but im gearing my self towards it. I have just registered Happy Homes Realy in DTI and now on process of getting business permits and the others. But I really need Expert Advisers on this. I know I have a lot of things to learn and i cant do it alone.

Be Willing to Help Even Though He's Doesn't Buy
A call this morning reminds me that when you deal with your clients sincerely- they will feel that, they know that, they are not stupid not to know you are just there to sell or really wanted to help them. The conversation goes this way:
Client: Hello Mavic, I've found a house, nice and big house and have just submitted my offer, this afternoon i will know if the owner will accept my offer.
Mavic: Wow that's great! Im so happy for you.
Client: Look! I want to thank you because at someways youv'e helped me. Now I want you to do the transfer of title. How much will you charge me? and By the way i need your help again cause ill be buying more properties here...
Mavic: Sir, Im so touched. transferring of title would cost about 10-15k. Sir Thank you very much for the trust....
you see... even though he didnt buy from me i got his trust, which is more than any amount i could earn from the property that he initially bought.

My First Sale 6 Years Ago: Property Sold from 100m away
I sold a 1 hectare farm lot from 100 m away from the property. Amazing isnt it? Reason? Trust.
The buyer needs a rest house or a farmlot and overlooking area where she can plant trees, riceplant and others and so as a young agent i found the property suits her needs there we go to the mountanous area of Batanggas near Evercrest.
It was rainy season so we had the hard time going to the exact location of the property so i just pointed where the property was... im pointing to a big manggo tree and the area behind it was the 1 hectare lot.
And there she goes, gave the 20thousand earnest money that the same day but of course we went back before the final down payment to really check the property on site but the point is she made reservation without really being footed at the property.
Wow that was the most unbelievable transaction i had. My very first sale, the buyer bought it without being at the exact location of the property.
I was 22 years old at that time. the Buyer? 55 year old single lady, my OJT supervisor when i was in college. --- So Trust and Right Property. She will not buy it if she doesnt need it right? She will not buy it from a far if she dont trust me that whatever i tell her is true.
To date, it has a small house, and planted with papaya,pipino, pineapple. Up until now, I am with her sometimes visiting the property.
Can you Sell Properties when You're not with the buyer on Site?

I had recent transaction. Im selling a property sa tandang sora. I've shown the properties to more than 3 people and none of them put the down payment though expressed interest.
It was 8 am when someone called me that they wanted to see the property through his wife early in the morning the same day at 9am. woah! (im not a superwoman that can go in 1 hour from Molino Cavite- Tandang Sora Quezon City)
This is my philosophy about tripping when the
client says she/he will go to tripping follow his date and time if he/or she doesnt want to move it believe me take ups are most likely sure.
So I had no choice I called the owner of the house told her that someone is coming by this name ( at the back of my mind i was telling my self i hope the buyer or the seller will be loyal to me though both are just new people to me)
After the buyer told me that she'd visited the property, we had the negotiation luckily the owner has been loyal to me she told the buyer to negotiate about the price with me. and we closed the price and waiting when is the downpayment hay...thanks
The following day the buyer texted me that she's in the bank preparing the down payment wallah!!! deal closed.
I was not there during the tripping. but the secret is loyalty of both parties: even though we have written agreement of the seller still it can be messed out if the seller or the buyer was not loyal to me as broker.
the secret: loyalty - established credibility that makes them loyal to you. before the buyer went to the property i made sure that the buyer understands that i am the exclusive broker meaning the owner is selling that through me all the documentation and negotiation should be through me. And before the buyer go to the seller I made sure that i have written agreement and have initial contact with the seller and somehow established my credibility to her as a broker so somehow i have already earned her trust.
So the answer to the question is YES, you can sell properties even you are not there in the tripping. HOW? Establish Loyalty and Trust to both parties.

Where did I learn all of these?
I didn't learn this from school. I learn this through a book. I couldnt believe through reading the book Think Rich Pinoy book i have started my rent to own business. Thanks to Sir Larry Gamboa for the learnings i've gained. Thank you that i've met you personally to really have started the business when i bought the book i've just read it and do nothing about it for years but when i met him personally i was inspired by this Warren Buffet look alike with the same mission of helping people to gain financial independence and that is Larry Gamboa.. So then i was pushed to do it...
The Condo Unit

A 37 sqm 1 Bedroom unit viewing the swimming pool at the 3rd Floor of that Building in Westmont Sucat Paranaque with complete furnishings: bed,water heater, tv,ref,sofa,dining table.
How did i get the condo?
That's not mine. It's owned by my beloved fiance. We got it through Pag Ibig loan. We bought that at a very reasonable price from a motivated seller who badly needed the cash.

wallah!! i've got so many inquiries that schedules were overlapping...
how's the journey of client trippings?
and the 1st one who called me to visit the property, the nearest saturday when she called and then backed out 2 hours prior to our meeting...( i was coming from cavite so i have to leave 2 hours before the meeting time- i was on my way when she cancelled it)
the following day is a Sunday i have to attend to 2 different viewing 1. westmont sucat condo for the rent to own at 1pm and 2. tandang sora house at 3pm
as usual it was me..rushing ... client number 1 was late past 2pm and he didnt arrive yet because of the traffic so i had to ask the lady neighbor to entertain the client in westmont sucat because i have to attend the 3pm tripping in Quezon City.
How's the Deal?
We'll that was so quick. (we'll i know it would be that easy because the price is so affordable with all the furnishings at Php 1,360,000)
That night around 11 pm (see that late im still working) the client in sucat whom i wasnt able to meet for the rent to own called up and said he will reserve the unit in the next 2 days. and wallah! we've got the reservation through bank deposit. (thanks to our lady neighbor)
The following week we recieved the downpayment. DEAL CLOSE in 2 weeks time.
How did you go about the DOCUMENTATION?
I've been in the real estate industry for almost 5 years and almost 1 year full time in a real estate company but 3months fully time on my own and this is my rent to own documentation so i have to research...
and Thank you for Mr Jay Castillo for the contracts posted in his blog and for other tips he posted in his website. He has been my virtual mentor in the documentation.
Also, when i bumped in with Sir Larry i've got the opportunity to ask him some questions about the business he advised me to get a trusted lawyer for the proper documentation so that one day should there any problem, it will not blow my mind on what to do. -ofcourse i took his advise.
I drafted the contract and show it to the lawyer for final approval and notarization. P 300 pesos.
What are the Terms of Payment?
Contract Price: 1,360,000
Reservation: 20,000
Downpayment: 100,000 to move in
Remaining Balance Payable in 10 Years with 15% interest
This was really a Win Win deal for me and for the buyer. He got the condo at the very affordable price with all the furnishings add ons and we've got a monthly passive income. (it's not mine, it's with my fiance)

What to do when your Pag Ibig loan has been approved.
This is applicable for Privately Owned Lot or Residential unit sold to an individual only
When Pag Ibig staff calls you that your loan has been approved. What's the next step?
1. You have to go to Pag Ibig office and get the following:
a. Promissory note Documents
b. Loan Mortgage Agreement
c. Copy of Letter of Guarantee
d. Notice of Approval
c. Loan Proceeds Assignment
2. Transfer the title of the property to the borrower. Note that Pag Ibig will not release the loan not until the title has been transferred. You have 90 days to transfer from the receipt of the Documents listed above. Should you not be able to transfer within 90 days you have to ask for an extension.
For Extension: Submit an extension letter at the 7th Flr room 101
How to transfer the title and annotation of mortgage:
1. Notarized the Promissory Note, Loan Mortgage Agreement, and Deed of Absolute Sale( In our case we initially made a conditional deed of sale and later when we got approval of the loan we changed it to Deed of Absolute Sale)
2. Proceed to BIR for payment of the capital gain tax (6% of the zonal value or selling price whichever is higher) and documentary stamps (1.5% of zonal value or selling price which ever is higher. You have to provide the following:
a. Certified true copy of the title
b. Notarized Deed of Sale and Loan Mortgage Agreement
c. Tax Declaration of the land/improvements
d. Tax Clearance
e. Special Power of Attorney for representative (If applicable)
This is to secure the CAR (Certificate of Authorizing Registration) and Documentary Stamp. Normally it takes 15 days before you can get this certification.
3. Proceed to the Municipal Govt' (Assessors Office) for payment of transfer of tax. Get the Tax Reciept (have it photocopy when you recieved it)
4. Proceed to Registry of Deeds for the Transfer of Title. You have to provide the following documents:
a. Original Title (will be surrendered)
b. Notarized Deed of Absolute Sale
c. Transfer of Tax Reciept (photocopy)
d. Special Power of Attorney if applicable
5. Proceed to assessors office for the application of new tax declaration under the present owner
6. Go back to Pag Ibig with the following Documents:
a. Deed of Absolute Sale with RD Stamp
b. Loan Mortgage Agreement with RD Stamp
c. Special Power of Attorney with RD Stamp (If Applicable)
d. Certified True Copy of the Present and Cancelled Title
7. Wait for 5 days to recieve the loan proceeds.
