I've been doing the real estate business in full time for more than a year now. I've done small and big deals in the real estate. When i deal with my clients i make sure before i get everything when it comes to commissions or profit share im already done with my tasks.
If the the situation says that i will be the one to transfer the title- i make sure i already deliver the title under the buyer's name before i get the final commission. sometimes i get 50% or 70% of the commission first then upon delivering the title to the buyer i get the full payment.
Sometimes, the seller just want a copy of the capital gains tax receipt before they release your full payment. Real Estate brokers and agents don't get mad when your co-broker or the seller asks you to give them first the copy of the capital gains receipt before they give your full commission. This is to ensure that the seller is free from future problems with the BIR pertaining to the sale of the property.
By this way you will earn the trust of your seller or whoever you are dealing with.
Comparing this terms with the developers project, there are developers who give the staggered payment of the commission depending on the completion of the down payment of the buyer and completion of the submitted documents.
Our job does not end in the full payment or full downpayment of the buyer but on the completion of the required documents relative to the transferring of ownership.
Ok, you may say that you're not the one incharge of transferring but at least get updates or get in touch up to the end of the transfer.
Becoming a broker/agentrequires documentary works and not just spit as other people say that our capital is just a spit. I dont believe in that. Our capital is our Credibility that we are not just here for the money but to really serve them well because that is the time you will fulfillment in every deal comes in.
